Responsibilities

  • Lead the commercial management of one or more construction projects, overseeing cost planning, budgeting, forecasting, and financial performance.
  • Prepare and manage project budgets, cash flow forecasts, cost reports, and commercial reporting for senior management and clients.
  • Oversee contract administration, including procurement, subcontract management, variations, interim valuations, claims, and final accounts.
  • Review, negotiate, and manage client contracts, subcontract agreements, procurement documentation, and commercial terms.
  • Identify, assess, and mitigate commercial risks while managing contractual correspondence and claims.
  • Support tendering and bid submissions through pricing strategies, commercial reviews, risk assessments, and cost planning.
  • Provide leadership, guidance, and mentorship to commercial and quantity surveying teams to ensure successful project delivery.
  • Build and maintain strong relationships with clients, consultants, subcontractors, and key stakeholders while representing the commercial function during project meetings and progress reviews.

Requirements

  • Degree or diploma in Quantity Surveying, Construction Management, or a related discipline.
  • Minimum of 5 years of experience in commercial management, quantity surveying, or a similar role within the construction industry.
  • Previous experience leading the commercial function on medium to large-scale construction projects.
  • Chartered status (RICS or equivalent), or progress toward professional accreditation, is preferred.
  • Strong knowledge of construction contracts and contract administration, including FIDIC, JCT, NEC, or equivalent contract forms.
  • Proven expertise in cost management, budgeting, forecasting, procurement, contract negotiations, claims management, and commercial reporting.
  • Excellent commercial acumen, negotiation, analytical, communication, stakeholder management, and leadership skills.
  • Experience delivering hospitality, residential, infrastructure, or mixed-use construction projects is highly desirable.
  • Proficiency with Microsoft Excel, Microsoft Project, CostX, or other cost management and project management software.
  • Experience working in island or Caribbean environments, or willingness to relocate to the British Virgin Islands, is considered an advantage.
