Responsibilities

• Manage all commercial and contractual aspects of large-scale construction projects from pre-construction through to final account.
• Prepare cost estimates, budgets, tender documentation, and procurement strategies.
• Administer contracts, valuations, variations, change orders, and payment applications.
• Monitor project costs, cash flow, forecasts, and financial performance to ensure projects remain within budget.
• Evaluate subcontractor quotations, negotiate contracts, and manage subcontractor accounts.
• Prepare and submit progress claims, cost reports, and commercial performance updates.
• Identify commercial risks and opportunities while ensuring compliance with contractual obligations.
• Collaborate with project managers, engineers, consultants, and clients to support successful project delivery.
• Negotiate final accounts and assist with dispute resolution where required.
• Ensure accurate project documentation and commercial records are maintained throughout the project lifecycle.

Requirements

• Degree in Quantity Surveying, Commercial Management, Construction Management, or a related discipline.
• Proven experience as a Quantity Surveyor on large-scale commercial construction projects.
• Strong knowledge of construction contracts, cost management, procurement, and contract administration.
• Experience preparing budgets, cost plans, valuations, variations, and final accounts.
• Excellent commercial awareness, analytical skills, and attention to detail.
• Strong negotiation, communication, and stakeholder management skills.
• Ability to manage multiple projects and work effectively under tight deadlines.
• Proficiency in Microsoft Office and quantity surveying or cost management software.
• Membership of RICS, CIOB, AIQS, or an equivalent professional body is advantageous.
• Willingness to relocate or travel within the Caribbean as required.
